This project is an in-use and post occupancy evaluation (POE) of a high-spec multi-let office building in the City of London. It has been designed for low energy consumption and high environmental standards. This achievement was signalled by its EPC, the Building Regulations emissions calculations and its Excellent BREEAM rating. The study has begun by analysing how a highly glazed building achieved these design standards, and how these predictions compare with energy consumption levels in-use.
A major part of this study is investigating the impact on energy use of occupant fit out and behaviour. The façade control is also believed to be a key issue, and we are examining if cooling demand can be reduced without substantial investment. We are undertaking a POE of occupants to understand user perceptions and how they operate the building, while at the same time producing a detailed TM22 model to understand exactly where energy is being used. The extensive sub-metering, along with analysis of profiles, will make the TM22 analysis reliable and informative.
